What does Gateway Land do?

We buy land at a discount and pass the savings on to you.  When you buy at 60%-80% of the market value, you get instant equity in your property.

Are there any back taxes or liens owed on the property?

All the property taxes and liens are paid off when we acquire the property.

Are the mineral rights included with the property?

Typically they are not.  If a property does have the mineral rights included it will be noted in the listing.

Can I visit the property before buying it?

Yes, we strongly recommend viewing the property before buying.  Check the listing for specific directions to the property.

What can you tell me about the property?

We do not thoroughly investigate all of the zoning restrictions and utilities for the property.  We strongly encourage you to contact the local zoning department to see if your plans align with their zoning rules.  You should also check and see what utilities are available and the cost to run them.  This will eliminate any surprises after you purchase the property.

I am ready to buy. What is the next step?

When you are ready to buy just let us know by contacting us through the website or calling us at (888) 682-6262.  We will email or mail you a simple one page contract to sign.  We will then send the contract to a title company who will then facilitate the whole closing process. 

What title company do you use?

Usually we use the same title company that closed for us when we bought it.  This way they are familiar with us and the property which can help speed things up.  Normally the title company will be located in the same county as the property.

Do I have to physically go to the title company to close?

No, the title company can mail everything you need to sign if you do not live nearby.  The only thing you might have to do is locate a notary to notarize some of the forms.
